Structural Repairs London

Engineering-led structural repairs and remediation services for cracks, movement, subsidence, masonry, concrete and foundation issues.

Our Principle

Diagnosis before repair

A repair is only as good as the diagnosis behind it. We establish the cause of a defect before recommending how to fix it.

EMA Structures is an engineering consultancy, not a general builder. Before any repair is recommended we inspect the structure and diagnose the underlying cause, whether cracking is the result of subsidence, thermal movement, lateral instability, decayed bearings or overloading. Only once the cause is understood do we prepare a repair strategy and, where needed, a repair specification with structural calculations.

This matters because repairs that treat the symptom rather than the cause tend to reappear. Stitching a crack that is still moving, or underpinning a foundation that was never the problem, wastes money and can mask a worsening defect. Our approach is inspection-led: diagnose first, specify the right remedy, coordinate trusted contractors to build it, and review the completed work on site.

FAQs

Structural repairs questions

Do you carry out the repairs yourselves?

EMA Structures is an engineering consultancy. We diagnose the defect, prepare the repair strategy and specification, and coordinate trusted specialist contractors to carry out the works. We then review the completed repair so it follows the engineering intent.

Why diagnose before repairing?

Repairs that treat the symptom rather than the cause tend to fail. By inspecting and diagnosing first, for example confirming whether cracking is due to subsidence, thermal movement or overloading, we make sure the repair actually addresses the underlying problem and is not wasted money.

What is crack stitching?

Crack stitching reinstates the tensile strength of cracked masonry by bonding stainless-steel helical bars (such as Helifix-type ties) into raked-out mortar beds across the crack. It is specified once the cause of the cracking has been diagnosed and any movement has stabilised.

Can you specify repairs for my builder?

Yes. We can prepare a repair specification that your own builder or contractor can price and carry out, with structural calculations and details where required. We can also review the completed works on request.

Do you inspect completed repairs?

Yes. We offer site review during the works and post-repair inspection so that the repair has been built in line with the specification and engineering intent before sign-off.
